I think a cafe is a much better option.

Actually, looks like they are right. Seems both of the empty units are let. One is going to be an A3 cafe unit, and the other an A2 property company. I'd seen the former in the planning apps but the latter is also there too. Spoke to soon it seems - Coop guy seems to know his stuff!

I wish to object to the planning application for a change in use of the unit 3 Pierhead Street CF10 4PH as unnecessary and unwelcome. We have 73 restaurants and coffee shops in the immediate area and do not require a further coffee shop. We have the Co-Op store below the Aquila apartments which also serve coffee and hot food to take out. The Co-Op store I'm sure has been a welcome addition to the community and very useful. I see no demand or use for a further food establishment, there is no parking and no passing trade except on foot usually coming home from work. Should you grant this application the long term fear would be that the usage of A3 for the unit would be left open to other take away / cafe establishments possibly in the future should the coffee shop business fail. The 73 restaurants and coffee shops in the area are within 0.2 miles (3 minutes) walk away and serve the community, visitors and businesses well. The thought of having LITTER and smells from underneath the immediate apartments from an outdoor/indoor cafe is appauling. You should also check the paved area that the supposed outdoor tables will occupy? Should you allow outdoor tables and chairs to be put outside unit 3 you will ensure all pedestrians will be walking closer to the Road which is unsafe especially with the many children that live in the area. There are many uses unit 3 can be used for as A1 usage without the need for any change. Please consider the long term implications and possible problems that A3 usage could bring to the area in the future. Thank You

Had to type the name of the complainant into google to see if I could find any info - the name is rather rare after all. I don't know if this is the actual same person or not, but (if it is) you've gotta burst out laughing when you see their job title :lol:

lol that is funny - it must be her as the name is very unusual.

I could understand worries if the unit were proposed to be used as a late night takeaway. Maybe she doesn't understand that restrictions on opening hours and use within the class A3 specification can be used to prevent this.

The point about the safety of a narrower pavement is ridiculous - a bit like the opponents of housing developments claiming that an extra 10 houses means traffic chaos, or searching high and low for that rare newt or dormouse (that seem to turn up so frequently they can't be that rare after all!.

on the one hand there is no passing trade (other than coming home from work) but then on the other we have children and parents walking by. perhaps she can clarify which one it is as the complaints expert has got me stumped
